Reservation Statuses

• PENDING: Awaiting confirmation or payment
• CONFIRMED: Payment received, booking secured
• IN_PROGRESS: Guest checked in
• COMPLETED: Stay finished, checkout processed
• CANCELLED: Booking cancelled

Completing a Reservation

When a reservation is marked COMPLETED:

1. Auto-generates cleaning tasks for the unit
2. Triggers staff commission if an assignedStaffUserId is configured
3. Updates availability calendar

Reservation Groups

Multi-unit bookings are grouped under a single reservationGroupId. All units in a group share the same check-in/out dates and client.

Guest Communication

Use the AI Guest Concierge agent to draft contextual, personalized responses to guest inquiries.

US sales tax on stays (live)

Lodging estimates use the property address. Keep Abkus default in Settings → US sales tax. Reservation detail shows Subtotal / Est. sales tax / Total. Paste your own tax API only for BYO. See /help/fiscal-faq-subscribers.
